Conservatory Place Homes offer modern amenities in historic area

A new development, Conservatory Place Homes, is filling the formerly vacant lots at 3020 W. Washington Blvd. and offering buyers strong value along with a convenient city location in historic Garfield Park.

“You really have to visit the area to appreciate its geographic location, historic architecture, and landmark monuments,” stated Conservatory Place Homes Director of Development Tom Nesbitt. “It’s important to understand where this development is located.”

Garfield Park is home to the Garfield Park Conservatory, Chicago’s indoor and outdoor botanic garden, as well as the famous Gold Dome Fieldhouse and more historic parks than any other Chicago neighborhood. Such sites have helped preserve the neighborhood’s history and inspired local residents to help revitalize a community that had been neglected for quite some time.

Located directly in the path of the gentrification heading westward, East Garfield Park has been named one of America's most "up and coming neighborhoods," according to Business Week, thanks to its historic brownstone and granite houses—where many residents have lived their entire lives—and access to mass transit. Today, the area is seeing rehabs of vintage buildings and new condo construction including Conservatory Place Homes.

“The new development represents just what many Chicago residents and real estate investors are looking for: a historic area with a bright future,” Nesbitt said. “You can see it, you can feel it. When you drive through the area, you know that in just a few years you'll be cruising through the area telling someone, ‘I remember when this area was just coming up."

Aimed at first-time buyers, business professionals, and community enthusiasts, units in Conservatory Place Homes measure up to 1,400 square feet and feature all new construction. Prices start in the $220s.

According to Mike Meksto, president of Aspen Garfield Park Housing LLC (AGPH), the company is delivering high-value dwellings. "We are building condos with lots of space, huge yards, gated parking for two cars for each homeowner, and high-end amenities including stainless steel GE appliances,” Meksto said. “We see no need to cut corners when building a development that savvy homeowners appreciate."

The development also features detailed carpentry, masonry construction, maple cabinets, oak floors, chef’s kitchens with one-inch granite countertops, in-unit washers and dryers, large outdoor decks and patios, and energy efficient central air and gas forced air heat.

Garfield Park was established in the late 1800s. In 1928, the Gold Dome Building was constructed in Garfield Park to provide an administrative headquarters for park commissioners. In 1934, the Gold Dome building became Garfield Park’s fieldhouse.

The neighborhood’s centerpiece is the Garfield Park Conservatory, 300 N. Central Park Avenue, which fills more than 4.5 acres.
